Funnel Leasing Inc., is hiring for a Demand Generation & Marketing Operations Manager that can 'work from anywhere' in the U.S. The Demand Generation & Marketing Operations Manager will be responsible for turning Funnel's existing enterprise penetration, product market fit, and brand awareness into a repeatable pipeline engine across its small, well-defined market of roughly 1,800 target accounts — segmenting the known universe, understanding customers and personas, building the campaigns and cadences that reactivate warm accounts and nurture net-new ones, and running ABM plays against the highest-value targets. This person will partner closely with an internal resource who owns the technical build of Funnel's lead/account scoring and attribution systems to bring the demand-gen strategy and channel expertise that makes those systems worth having: which signals actually matter, which accounts to prioritize, and what cadence and message reactivates a dormant account or nurtures a net-new one.

This role is ideal for a demand generation professional who is comfortable working within a long, multi-stakeholder sales cycle, understands the importance of disciplined, creative use of organic channels in building pipeline, and can turn thought leadership, a strong industry event presence and user conference, a respected content and podcast library, and organic LinkedIn performance into structured campaigns and cadences. The ideal candidate should be able to use HubSpot and Salesforce daily to execute, segment, and analyze, and translate raw brand and content assets into clear, repeatable demand-gen programs. This is explicitly an organic-first role — paid media is not part of its scope or budget, and success comes from disciplined use of content, events, email, organic social, and outbound cadences rather than media buying. Proving this role can generate new pipeline and regenerate stale pipeline will lead to greater investment in this department and growing a Demand Generation team. The salary range for this role is $130,000 - $150,000 per year.

Who is Funnel Leasing?

Have you ever rented an apartment and wished the process could be better? At Funnel we do too. We know we need to make the process of renting an apartment as easy as purchasing socks on Amazon. We’re in the process of transforming the real estate industry through cutting-edge technology built, sold, and supported by the most passionate people you’ll meet.

The Demand Generation & Marketing Operations Manager essential roles and responsibilities include, but are not limited to the following:

Roles and responsibilities

Demand Generation & ABM

  • Segment and prioritize our ~1,800-account target list into tiers and personas based on prior engagement and current intent, and build the organic campaigns and cadences that match each tier.
  • Build and run reactivation campaigns for previously engaged accounts that have gone quiet, timed around our event calendar and content publishing — likely the fastest, highest-probability pipeline available to us.
  • Partner with our events team to plan pre- and post-event campaigns for our 3 major industry events and annual user conference, ensuring every attendee and prospect meeting is tracked, scored, and followed up on.
  • Collaborate with our content, product marketing, and events team to repackage existing thought leadership, podcast, and event content into structured nurture sequences by persona and buying stage — you're orchestrating assets we've already built, not starting from a blank page.
  • Run ABM plays against top-tier accounts using organic and outbound channels — email, LinkedIn, and direct outreach via tools like Clay and Instantly — replacing broad prospecting with precision targeting, without a paid media budget.
  • Own and continuously test our cold and warm outbound cadences, partnering with SDRs on message and sequence performance.

Marketing Operations

  • Own HubSpot and Salesforce administration for marketing: lead and account scoring models, lifecycle stages, routing rules, and data hygiene between the two systems.
  • Build and maintain the campaign and channel attribution reporting that connects marketing activity to Salesforce pipeline and closed-won revenue.
  • Design and manage automated nurture and follow-up workflows, including a mandatory post-event follow-up cadence for our SDR team.
  • Define and maintain MQL/SQL criteria jointly with Sales leadership, and monitor handoff quality between marketing and the SDR/AE team.
  • Evaluate, implement, and operate tools that identify individual and account-level buying intent (e.g., website visitor identification, LinkedIn engagement signals) and feed that signal into scoring and routing.

Reporting & Collaboration

  • Report on pipeline generated by channel and campaign, and make the call on what to scale, fix, or kill. • • Partner with Sales leadership on SDR and AE enablement for marketing-sourced and marketing-influenced opportunities.
  • Create a culture of continuous improvement and learning
  • Foster collaboration within team and across the company
  • Performs other duties as assigned and modified at manager's discretion
  • Travel: <10%

Education, Work Experience, and Certifications

  • 3-5+ years in marketing operations, RevOps, or demand generation with hands-on ownership of a marketing automation platform (HubSpot strongly preferred) and its integration with Salesforce.
  • Proven experience building lead/account scoring models, lifecycle stages, and automated nurture workflows from scratch, not just maintaining someone else's setup.
  • Experience managing organic email and social/LinkedIn campaigns, including account-based targeting.
  • Background in B2B SaaS with a long sales cycle and multiple buying-committee stakeholders strongly preferred (enterprise, security, infrastructure, or similar categories); high-volume PLG/self-serve backgrounds are a less natural fit for this motion.
  • Comfortable working from ambiguity, this role is building the system, not maintaining a mature one.
  • Strong analytical skills; comfortable pulling and interpreting your own reporting on pipeline and channel performance.
  • Clear communicator who can operate independently with a marketing leader who owns overall GTM strategy, while still shaping tactics and pushing back when warranted.
